Tsu-Kung asked: “Is there a single word which can be a guide to conduct throughout one’s life?” The Master said, “It is perhaps the word ‘Shu’, do not impose on others what you yourself do not desire” – Confucius
We believe our values are elegantly reflected in this simple quote.
Following BBC investigations, OFT court cases and numerous exposes, it isn’t hard to imagine why it is commonly held that the majority of estate and lettings agents are unethical and can behave poorly towards tenants and take advantage of landlords.
Our personal experience reflects this to some degree. In the past we have been lied to, harassed and exposed to pressure sales tactics. We have also seen how prospective tenants might be pressurised into renting property that is neither affordable nor appropriate for them.
In launching Vine Lettings, we are pledging that things could and should be done better. We believe that certain industry practices are unfair and unacceptable. Too often, fees are unfairly charged or excessive and the inexperienced are taken advantage of and exploited.
In the words of Montgomery Burns: “I’ll keep this short and sweet. Family; Religion; Friendship: These are the three demons you must slay if you wish to succeed in business”
We think it is unfair to include unreasonable fee clauses such as for tenancy renewal, fees that claim a percentage of the sale price of our property and buy-out fees for our existing tenants. We think tenants should pay a one-off set of charges at the beginning of their tenancy and not have to pay renewal fees for simply staying in a property, or excess fees for registering a deposit or for preparing a simple contract. In everything, we think that fees should reflect the cost of work involved and nothing more.
Modern businesses are built on strong client focused service, trust and above all, professional foundations. Vine Lettings aims to set and deliver a gold standard in service, equal to that we ourselves would expect from an agent.
